At Letsbuild, we prioritise working within a 30-mile radius of our base in Gravesend. This allows us to keep our team, sub-contractors and suppliers local, resulting in a more eco-friendly approach. We find that staying within this range also makes it easier for us to attend client meetings and ensures we can maintain a high level of productivity by minimising travel time.

At Letsbuild, we specialise in home extensions and various types of conversions such as loft, garage, and bungalow conversions. These tend to be our main areas of expertise. However, we apply the same level of care and attention to detail to any project, no matter the size or complexity. We are happy to take on a one-off job like re-pointing or building a simple brick wall. This is why our customers come back to us time and time again.

Absolutely! An extension or conversion can add significant value to your property, as it increases the living space and functionality of your home. Adding a stunning modern kitchen, open-plan areas and natural lighting can make your property much more attractive to potential buyers in the future, should you ever decide to sell. So not only will you get to enjoy the extra space, but it can also be a sound financial investment in the long run.

When planning a new building project, it's important to consider various factors, such as whether it falls under permitted development rights, which allows certain changes without needing planning permission. However, your area may have restrictions, so it's necessary to consult with your architect or local planning authority before proceeding. Even if your project falls under permitted development, you'll still need plans drawn up as it's a legal requirement. For more information, check out the Government's planning portal Extensions guide. https://ecab.planningportal.co.uk/uploads/miniguides/extensions/Extensions.pdf

In general, for major construction projects like extensions and conversions, yes building regulations application is typically required. It's important as this ensures that your work meets the required standards and regulations set out by the local building control team. This will involve site visits from building control surveyors to check the progress of the work and issue a completion certificate upon project completion. However, the specific requirements may vary depending on the nature and scope of the project. You can consult us at Letsbuild for guidance on what's required for your specific project.

As a general guideline, it typically takes around 8-12 weeks to obtain a decision from the local planning authority regarding planning permission. If your project also requires building regulations drawings, this could add an additional 4-8 weeks to the timeline. However, the exact timeframe can vary depending on the complexity of the project and the workload of the local authority.

Letsbuild services are very popular and as we service local areas we are booked up in advance, a successful project requires sufficient time spent on the design and pre-construction phase. With the lead times for planning and building regulations approval, and to book us in advance we suggest allowing a minimum of 6 months before builders start on site.
